WE OFFER TWO LEVELS OF SERVICE FOR LANDLORDSIntroductory Service or Managed Service
We carry out reference checks on behalf of the landlord, including job history, previous landlords, and personal references to establish the correct identity, credit references and obtain guarantors if required – giving a clear picture of a potential tenant’s suitability.
The incoming tenant will pay a deposit, which is registered with the tenancy deposit scheme. We can also provide inventories at an additional cost if required, to provide additional reassurance that any damage will be rectified.
Focus tenant introduction service includes transferring the utility accounts into the tenant’s name, including gas, electricity, water, and council tax. We register the deposit and we handle the first payment to the landlord.
Whilst the Introduction service does not include ongoing management, we will always be on the end of the phone to offer advice and guidance should any issues arise.
Our fees for the introductory service are 9.6% of the first term Inc VAT. No renewal fees are charged. In addition, there is a landlord’s administration fee of £240 Inc VAT – (£420 Inc VAT outside the Slough area).
When the time comes for the tenant to leave the property, we provide a free checkout service.
As well as dealing with the initial work required to find and move in a tenant (see introduction service) we will provide a comprehensive full management service encompassing rent collection, maintenance and regular inspection with the aim of eliminating the time and stress so many landlords associate with managing their own properties.
We have built up a network of contractors over 22 years with their reliability, competitiveness and quality of workmanship giving us the confidence to wholeheartedly recommend them to our landlords. Focus will be the point of contact for tenants on all matters relating to general maintenance, any requirements they may have and on all rent payment and other issues relating to the property they rent. We will evaluate each situation and of course liase with the landlord on any final decisions.
In the rare event of a late rent we will take a proactive approach to rectify the situation and assist the landlord in taking further action if required.
We also have a large number of international landlords and can assist on international taxation issues where needed.
Our management fees are 14.4% of the monthly rent inc VAT. Our landlord’s administration fee is £240 inc VAT (£420 inc VAT outside the Slough area).
We provide a free checkout at the end of the tenancy for all our full managed landlords.
